The Brief

Pine Grove is a private residential extension and remodelling project in Eccles, Manchester, transforming a period semi-detached house into a brighter, more open family home.

The single-storey rear and side extension creates an open-plan kitchen and dining area, while changes to the existing ground floor introduce a utility room and downstairs cloakroom. Delivered with Claremont Building & Joinery, the project brings more space and practicality to everyday family life.

Room for everyday life

A period home reimagined for brighter, open-plan living.

Our Role

BTP provided architectural design and Building Regulations Principal Designer services for the private client.

We developed the extension alongside alterations to the existing rooms, considering how the new and original parts of the house would work together. Our approach focused on natural light, connected spaces and a ground-floor layout shaped around the family’s needs.

Making space work harder

A more connected home, improving the flow of family life.

Removing the existing kitchen’s external side wall connects the original house with the new extension, creating a bright, open-plan kitchen and dining area. A separate utility room and downstairs cloakroom bring added practicality to the remodelled ground floor.

Design Development

Extending a period home meant thinking beyond the additional floor space. We looked at how the extension could connect with the existing house, improving the way rooms relate to one another while limiting disruption to the original property.

Removing the external side wall of the kitchen opened up the existing room to the new extension, creating a generous kitchen and dining space. This connection was central to the design, bringing cooking, eating and spending time together into one shared area.

Internal remodelling helped the rest of the ground floor work more effectively. A separate utility room provides space for household tasks, while a new downstairs cloakroom adds convenience without interrupting the main living space.

Throughout the design, we focused on maximising natural light and creating a sense of openness. Clean lines and contemporary finishes give the new spaces a clear identity within the period home.

Everyday practicalities, thoughtfully planned

Space for useful additions

Remodelling the ground floor created space for a separate utility room and downstairs cloakroom. Giving household tasks their own place keeps the kitchen and dining area free for cooking, eating and spending time together.

Outcomes

Pine Grove has given an existing family home more room to grow, combining a rear and side extension with practical improvements to the ground-floor layout.

The open-plan kitchen and dining area provides a bright, connected setting for everyday life, supported by the new utility room and cloakroom. Together, these changes make better use of the house and create spaces that feel more open, comfortable and easy to live in.

I joined BTP in 2008, qualified as an Architect in 2013, and progressed to Director in 2017. Over my career, I’ve built extensive expertise across the full range of design criteria for housing, later living, and care environments, including HQI, DQS, Lifetime Homes, HAPPI, NDSS, and Building Regulations accessibility standards.

Sustainability is a core part of my professional focus. I am an accredited Energy Assessor for both new-build and existing homes (OCDEA / DEA) as well as a certified Home Quality Mark Assessor and PAS2035 Retrofit Designer / Assessor. Within BTP, I lead many of our sustainability initiatives; developing strategies to help clients realise their ambitions, meet zero-carbon targets, and align with the Future Homes Standard.

Since 2013, I have also played a key role in enhancing BTP’s BIM (Building Information Modelling) capability. I have achieved multiple BRE qualifications, including ISO 19650 accreditation, enabling me to manage BIM processes and workflows effectively across our projects.

In 2024, I joined the RIBA Principal Designer Register, gaining Principal Designer status with High‑Risk Building (HRB) expertise for both CDM and Building Regulations following rigorous training and examination. I now act as Building Regulations Principal Designer across a range of new‑build and refurbishment schemes, providing trusted guidance to clients and development teams.

My advanced knowledge of BIM, sustainability, and the Building Safety Act also sees me deliver regular training, CPD sessions, and workshops for Registered Providers and contractors.

I joined BTP in September 2024 having graduating from the University of Huddersfield. My previous work with a conservation contractor gave me practical experience on site, including traditional lime mortar repairs at Little Moreton Hall.

Since joining BTP, I’ve worked on projects ranging from new-build housing to a major re-roofing scheme at the Grade II-listed Bootle Town Hall. I’m continuing to build my experience while studying part-time for my master’s degree at the University of Lincoln.

Outside of the office, I enjoy going to the gym, playing golf and padel, as well as listening to vinyls from my ever-growing collection.
