Façade replacement at award-winning Leeds eco-building

BTP acted as architect for the full replacement of the external façade of an eight-storey mixed-use Higher Risk Building in Beeston, Leeds.

Originally refurbished in 2010 to become ‘The Greenhouse’, the building gained widespread recognition for its forward-thinking sustainable design. Its features include a ground source heat pump, solar panels, wind turbines and a greywater recycling system, earning multiple awards for ecological innovation at the time.

Following the Grenfell tragedy and subsequent regulatory changes, the existing cladding was found to contain combustible materials. As a result, a full replacement of the external façade was required to ensure the long-term safety of the building, which comprises 172 occupied apartments.

The project involved removing and replacing all combustible elements with non-combustible materials. Works included replacement of the external insulation render system, rainscreen panels, glazed spandrels and timber cladding, along with associated backing materials and insulation. The scope also required verification of the location and performance of existing fire barriers, with replacement where necessary.

Delivering a fully compliant external wall system for this structurally complex building, while preserving its distinctive aesthetic, required close collaboration across all disciplines.

Working alongside IRS Construction and the wider consultant team, a robust design solution was successfully developed. The completed scheme meets the project brief and, critically, satisfies EWS1 requirements.
